Understanding Your 2026–2027 Property Valuation

The Office of the Valuer-General has released property valuations for the 2026–2027 financial year.

If you've recently received your valuation notice or are wondering how your property's value is determined, the attached fact sheet provides a helpful overview of the valuation process and what it means for property owners. Property values are based on market conditions as at 1 January 2026, reflecting how the South Australian property market performed throughout the 2025 calendar year. These valuations may then be used by councils and other rating and taxing authorities when calculating rates and charges.

Important to know:

  • The Valuer-General determines your property's value – not your Council.
  • Property valuations do not automatically mean your rates will increase by the same percentage. Councils determine rates through their annual budgeting process using a range of factors, not property values alone.
  • If you have concerns about the amount of your rates, you should contact the relevant rating authority.
  • If you believe your property valuation is incorrect, objections must be lodged with the Office of the Valuer-General within 60 days of receiving your first 2026–2027 rates or taxes notice.

The fact sheet also includes an overview of the South Australian property market during 2025 and explains how valuations are assessed.
